No-one should have to deal with anti-social behaviour or live in fear of harassment. We want you to be able to enjoy your home and environment.

Estuary’s Approach to antisocial behaviour

  • We aim to promote a safe and secure environment for people to live in and prevent antisocial behaviour from happening.
  • We set out clear requirements of our tenants in tenancy agreements.
  • We take enforcement action where appropriate.
  • We work in partnership with The Police and other partners to prevent and deal with antisocial behaviour.

I am suffering from antisocial behaviour – What can I do about it?

It depends on the seriousness of the situation. Often it’s best for you to try and speak to the person causing the problem because they may not realise the effect their behaviour is having.

This may not be appropriate in some situations. If you are experiencing harassment, intimidation, actual or threatened violence you need to contact the Police straight away.

What next?

If you have tried speaking to the person(s) causing the problem and this has made no difference, contact your Housing Officer.

You can contact by phone, email, letter, in person or via Estuary’s website.

Your Housing Officer will offer you advice and arrange to visit you to discuss an action plan.

What actions can be taken?

The actions will depend on;

  • The type of behaviour and it’s impact on others
  • The age of the perpetrator
  • Whether the perpetrator is a Resident
  • Whether the perpetrator is vulnerable, and
  • What actions are likely to be effective.

We will discuss options with you for resolving your particular case but they will mean co-operation from you. Some options we may consider are;

  • Mediation
  • Warning letters and visits
  • Using other agencies such as the local authority, Environmental Health and Police
  • Acceptable Behaviour Contracts (ABC’s)
  • Parenting Contracts

What about taking Legal action?

Legal action is not the answer to most cases of antisocial behaviour but in some cases it is the best option. Examples of some enforcement action that can be taken include;

  • Injunctions
  • Antisocial Behaviour Orders (ASBO’s)
  • Extending or terminating starter tenancies
  • Tenancy Demotion Orders
  • Possession Orders

If we decided to take legal action we would need clear evidence to present to the Court. You will usually need to attend Court as a witness so we would often ask you to keep diary sheets to log incidents.

How can I find out more information?

If you ask we will send you a copy of The Association’s Policy and procedure which will provide you with more detail on antisocial behaviour then this summary. We also have separate leaflets available that provide more information on Harassment, completing diary sheets, mediation etc.
